Days On Market for Chandler Arizona Real Estate
Another important piece of information for home buyers and sellers is called average Days on Market (DOM). This roughly measures the length of time a house will stay on the market from the day it is listed until the day it goes under contract. To determine the average days on market in Chandler, we take the last 30 days of sold listings, add together the days on market (before each listing went pending), and divide that total by the number of listings in Chandler.
Absorption Rate
Absorption rate in its simplest form is how long it will take the market in a given area to absorb the current inventory of homes that are for sale. A declining figure indicates the inventory is decreasing as more homes are being sold than are coming onto the market. A rising absorption rate implies that there are more homes coming onto the market than there are buyers willing to buy at the market prices.

Let's look at a scenario, if you have an average list price for an area of $250,000, and the average sales price is $245,000 this would give you a List Price / Sales Price ratio of 98% ($245,000 / $250,000).
